A new garage door in Ocala comes with a permit, an approval number and a label

Replacing a garage door in Marion County is more than picking a color. The door has to carry Florida Product Approval, meet the design pressure for your opening, be installed by someone holding the County's competency card, and be permitted and inspected. We do all of it, and the door still looks good.

Most of the doors we replace in Ocala went in between the late 1970s and the early 2000s: single-layer steel or wood doors on the homes in Silver Springs Shores, Marion Oaks and the older city neighborhoods, and the first generation of builder doors in the SR 200 communities. They're rusted along the bottom, dented, loud, and in many cases were never wind-rated, because Florida didn't require ratings on garage doors until the 2001 code took hold and the labeling that proves it came later. A new door fixes the look, the noise and the insulation; in this county it also fixes the one opening in the house most likely to fail in a storm.

The choices come in layers. Construction: a single-layer steel door is the budget option; a two-layer door adds insulation board; a three-layer sandwich door with polyurethane foam is quieter, stiffer and far more dent-resistant, which matters with golf carts and bicycles. Insulation: Florida isn't cold, but an insulated door keeps a garage noticeably cooler in August and keeps a bedroom over the garage quieter, so most of our customers choose R-9 to R-18. Style: raised-panel and flush doors on most homes; carriage-house doors with decorative hardware on the newer stucco homes; windows across the top section, which in a 55-plus community usually need the architectural committee's blessing. Wind rating: every new door we install is specified to the design pressure the permit requires for your opening, with the struts, jamb brackets and hinges that rating calls for, and we'll walk you through the hurricane-rated options beyond the minimum.

The paperwork is ours. The City of Ocala treats door replacement as structural work that requires a permit and inspection even after the 2026 exemption law, and requires Florida Product Approval on the door. Marion County Building Safety permits new doors in the unincorporated area and requires the installer to hold the County's garage door competency card; we do. The permit, the product approval number and the design pressure go on your estimate as their own lines, and the inspection is scheduled before we leave. Your HOA or community development district's architectural committee gets the spec sheet and the color sample first.

Do I need a permit to replace my garage door?

Yes, in both the City of Ocala and unincorporated Marion County. The City's notice on the 2026 permit-exemption law says door and window replacement is structural work that still needs a permit and inspection, with Florida Product Approval on the product. We pull it and schedule the inspection.

How long does a new door take?

The install is a day. The door itself is a stock item in common sizes and colors, a few days out, or two to six weeks for a custom size, color, windows or an impact-rated door. We give you the date when you approve the estimate.

Is an insulated door worth it in Florida?

Usually. The garage stays cooler, a bedroom over it stays quieter, the door is stiffer and resists dents, and the foam makes it noticeably quieter to run. The premium is modest on a two-car door.

Will the new door need new springs and an opener?

New springs come with the door, sized to its weight. The opener can usually stay if it has safety sensors and the right horsepower; if it's old, loud or lacks battery backup, replacing both at once saves a trip.

Does my HOA have to approve it?

In The Villages, the SR 200 55-plus communities and most newer subdivisions, yes: style, color and windows. We send the spec sheet and sample, and we don't install until the letter comes.

Will a new door lower my insurance?

A door with a documented wind rating can qualify for an opening-protection credit on a wind mitigation inspection, and it's an eligible improvement under My Safe Florida Home. Ask your agent which rating your policy credits; we provide the label and the approval number.
