In Ocala the garage is the workshop, the card room, the place the grandkids play and where the fan runs all summer. A garage screen keeps the breeze and loses the bugs, the lizards and the leaves, and in a 55-plus community it's one of the most-requested upgrades we install.
There are two kinds that work well here. A retractable roll-down screen mounts above the opening, inside the garage, and rolls down on its own tracks like a second door; the garage door goes up, the screen comes down, and the garage is a screened porch. Motorized versions run from a remote or the wall, and some tie into the garage door opener's rail. A sliding screen door, the kind with two or three framed panels on a track at the floor and the header, gives you a walk-through door and costs less, and it's what most owners choose for a golf-cart door or a single-car door. Both use a fiberglass or polyester screen fine enough for no-see-ums if you ask for it, and both let the garage door close behind them so the house stays secure overnight.
Fit matters more than brand. The screen has to clear the garage door's tracks, the opener rail and the springs, which is why we measure the opening and the headroom inside rather than ordering from the door's nominal size; a 16-by-7 door with a low-headroom track is a different installation from the same door with a 14-inch header. The frame is anchored into the jambs and the header, the track is leveled so the panels run true, and the weather seal at the sides is set so it doesn't rub the garage door's own seals.
One thing to check before you fall in love with the idea: the architectural committees in The Villages and the SR 200 communities have rules about garage screens, including which styles and colors they allow and sometimes whether a screen may be left closed with the door up. We've read enough ARC manuals to know what each district tends to approve, and we'll send the submittal with the screen's spec sheet before anything is ordered.

Questions we get about garage screen doors
Can I close the garage door with the screen installed?
Yes. The screen sits inside the opening, behind the garage door's path, and the door closes behind it. Open the door, deploy the screen, and close the door at night.
Will the screen interfere with the opener?
Not if it's measured for the headroom and the rail. That's why we measure inside the garage, not just the door size.
Does my community allow garage screens?
Most do, with rules on style and color, and some districts in The Villages have conditions on leaving a screen closed. We check the ARC manual and send the submittal.
Retractable or sliding?
Sliding is cheaper and gives you a walk-through door, and it's fine for most garages. Retractable is cleaner-looking and better for a double door you use as a room all summer.
Do you repair existing screens?
Yes: re-screening torn panels, replacing rollers and tracks on sliders, and fixing motors on retractable units when parts are available.
Does a screen keep lizards out?
Mostly. A fine mesh with a good bottom seal stops the anoles and the palmetto bugs; the geckos find the half-inch under a worn garage door seal, which is the other thing to fix.
