Garage door repair in Silver Springs Shores, the biggest subdivision in the county
Silver Springs Shores is tens of thousands of platted lots east of Ocala between Maricamp Road and Baseline, built out a street at a time since the 1970s and still filling in. That's a lot of garage doors, most of them twenty to fifty years old, on the same few models, with the same few failures.
Silver Springs Shores was platted in the 1960s and 70s as one of Florida's giant lot subdivisions, and it has been building out ever since: block ranches from the 70s and 80s on the older streets off Maricamp Road and SE 58th Avenue, 1990s and 2000s homes deeper in, and new construction on the remaining lots every month. North of it, Silver Springs proper sits at the head of the Silver River around the state park, with older homes along SR 40 and Baseline. The whole area is unincorporated Marion County, served by Marion County Building Safety and, for power, mostly by SECO and Duke, both of which lost tens of thousands of customers in Milton.
The garage doors here are the most uniform we see: single-layer and two-layer steel sectional doors in 16-by-7 and 9-by-7, a few generations of the same builder models, on torsion springs, with LiftMaster, Chamberlain and Genie openers, plus a stubborn population of 1980s wood doors and extension-spring doors on the oldest streets. The failures are uniform too: springs on cycle count, cables rusted through at the bottom brackets, rusted bottom sections where the sprinklers hit, rollers worn flat, and opener boards after the summer storms. We carry the parts for all of it and finish nearly every Shores call in one visit.
A new door here is a Marion County permit under the installer's competency card, with Florida Product Approval and the design pressure for the opening; most of the Shores is treed enough to be Exposure B, but the lots along the open stretches of Baseline are not, and the permit decides. There are few HOAs, so the conversation is usually about the house and the budget. Repairs need no permit.

Questions from Silver Springs Shores homeowners
Do you cover all of Silver Springs Shores?
Yes, from Maricamp to Baseline and every street between, plus Silver Springs along SR 40 and the Forest Lakes side.
My cable snapped at the bottom. Is that common here?
Very. Sprinklers and damp floors rust the cable at the bottom bracket. We replace cables in pairs with new brackets and check the springs.
Can you replace a 1980s wood door?
Yes, with an insulated steel door that's wind-rated and much lighter on the springs. Most of those doors were never rated.
Who permits a new door in the Shores?
Marion County Building Safety; the Shores is unincorporated. We pull it under the installer's County competency card.
Why did the opener die after the storm?
A surge through the line or the sensor wiring took out the logic board. Common here after the afternoon storms and after Milton. We price a board against a new battery-backup opener.
Is there a trip charge?
No. Same prices across the service area.
