Garage door repair in Lady Lake, from Orange Blossom Gardens to the new subdivisions
Lady Lake is where The Villages started and where it still begins: the original Orange Blossom Gardens, Spanish Springs and its villages, and then the older town along US 441 and US 27 and the newer streets east of it. The doors range from 1980s manufactured-home garages to this year's builder doors, and we carry parts for all of them.
The Town of Lady Lake sits at the north end of Lake County on US 441 and US 27, and it's two towns in one. The west side is The Villages' oldest ground: Orange Blossom Gardens, the 1970s and 80s manufactured-home community that grew into the Spanish Springs villages in the 1990s, and the Spanish Springs town square itself. The east side is the older town around the Lady Lake Commons, Lake Ella and the streets off Rolling Acres Road, plus the newer subdivisions on the way to Fruitland Park. Between them you get every garage door we see anywhere: carport conversions and manufactured-home garages with extension springs, 1990s steel doors on torsion springs, and 2020s builder doors with belt-drive openers.
The common calls on the Villages side are the same as across the county line: springs worn through on cycle count, golf-cart doors with dented bottom sections, and surge-damaged opener boards after the summer storms. On the older town side we see more rusted bottom sections and cables, more extension-spring doors that have never had safety cables added, and openers from the 1980s without photo-eyes that should be retired on principle. Extension-to-torsion conversions are a frequent job here, and so are wind-rated door replacements on homes whose doors predate any rating.
Inside the town limits the Town of Lady Lake's building department permits a new door; outside them it's Lake County; repairs need no permit either way. The Villages districts on the Lady Lake side have their own Architectural Review Committees, and the older town has HOAs on some streets and none on others. We find out before we quote, and we send the submittal where one is needed.

Questions from Lady Lake homeowners
Do you cover both sides of Lady Lake?
Yes: the Villages districts on the west and the older town and new subdivisions on the east, same prices, same day for doors that won't open or close.
My manufactured home's garage door has long springs along the track. Can you service it?
Yes. Those are extension springs. We replace them in pairs with safety cables, or convert the door to torsion springs, which is quieter and safer.
Who permits a new door in Lady Lake?
The Town of Lady Lake inside the town limits, Lake County outside them. We pull it either way, and the Villages ARC gets its submittal first.
Can you fix a 1980s opener?
We can, but most of them have no safety sensors and no parts. A new opener with battery backup usually costs less than hunting a board for a 40-year-old unit, and it's safer.
Is Harbor Hills in your area?
Yes, Harbor Hills and the streets along Lake Griffin are covered, as is Water Oak.
Do you do golf-cart doors in Spanish Springs?
Every week. Springs, cables, openers and dented bottom sections on golf-cart garages are a routine call there.
